Texas jokes aside...
... I would live in the south, if I could stand the mosquitoes. And hurricanes. And Floridians. But then Floridians aren't really southerners, aren't they Haitians?

In Austin we don't have any mosquitoes because the bats eat them. We don't have any hurricanes, although we do have some tornadoes and some killer thunderstorms! We also don't have state income tax and the cost of living is much lower than coastal CA. By the way, we have very hot summers and a need for heat in the winter, so the HVAC business should be good.
But I must admit central Texas is more the west than the old south, although elements of both are present. Maybe you should check it out, Rob. At least come down for Soldiers summer KG gathering, concerning which we are waiting for an update from Mr. Kayak.

If I could find a way to convince the ex-wife to let me take Hannah with me, in a NY minute I'd be there or somewhere... anywhere but here.
